Maintenance & Tune-Ups

HVAC Maintenance & Tune-Ups in the Salt Lake Valley

A yearly tune-up is the cheapest way to lower your bills, avoid breakdowns, and make your system last — AC in spring, furnace in fall. Every tune-up is a real, measured, multi-point service, not a five-minute look, and you get a System Health Report with the numbers.

Why it pays off

Maintenance is the cheapest money in HVAC

A neglected system works harder, runs up your power and gas bills, and fails when you need it most. A seasonal tune-up keeps it running at the efficiency you paid for, catches small problems while they’re cheap, and is the single biggest factor in reaching the top of a system’s lifespan. On many newer systems, regular maintenance is also required to keep the manufacturer’s parts warranty valid — something a lot of homeowners only learn when they need a warranty claim.

The ideal rhythm: an AC tune-up in spring before the heat, and a furnace tune-up in fall before the cold. Run more than one system? We service them all in one visit.

What’s in a real tune-up

We measure and clean what actually matters — then hand you the numbers.

Clean the parts that move your air

We clean the blower and the indoor coil — where airflow is actually lost — and check the filter. A clean system moves more air, cools and heats better, and runs cheaper. We also use an inspection camera to check inside for dust and debris buildup that hurts efficiency and air quality.

Measure, don’t guess

We check refrigerant charge and the temperature split on a cooling tune-up, gas pressure and combustion on a heating tune-up, and static pressure and airflow either way — the readings that reveal a system being quietly strained. On every furnace we run a CO safety test and inspect the heat exchanger.

Check the electrical & safeties

We test capacitors, contactors, amp draws, and safety switches, and tighten connections — the small electrical failures that strand you on the hottest or coldest day.

You get a System Health Report

When we’re done we email you a Canyon Comfort System Health Report with the actual readings, so you know exactly where your system stands — not just “looks good.” Curious what those numbers mean? See our HVAC systems guide.

Multi-system & membership pricing

A tune-up is a flat $80 for the first system, and just $70 for each additional system since we’re already on-site — full service, less per unit. Got two or three furnaces and AC units? We tune them all in one visit.

Want it handled automatically? Our Canyon Comfort Protection plan includes two tune-up visits a year, 10% off repairs, priority service, and free temporary cooling for members while they wait. See full pricing & plans.

Tune-up FAQ

Maintenance questions

How often should I get a tune-up?

Once a year per system is ideal — an AC tune-up in spring and a furnace tune-up in fall. If you have a heat pump that runs year-round, twice a year is best.

What does a tune-up cost?

A flat $80 for the first system and $70 for each additional system in the same visit. Protection plan members get two visits a year plus discounts and perks.

Is maintenance really required for my warranty?

Many manufacturers require documented annual maintenance to keep the parts warranty valid. Our System Health Report gives you that documentation.

What’s actually included?

Cleaning the blower and coil, checking refrigerant or gas/combustion, measuring static pressure and airflow, a CO safety test on furnaces, an inspection-camera look inside, electrical and safety checks — and an emailed System Health Report with the readings.
