The short version

A tune-up and a written report, before the sale

Canyon Comfort does pre-purchase and pre-listing HVAC inspections for home buyers, sellers and agents across Salt Lake City and the Wasatch Front. Our Pre-Purchase HVAC Inspection is a full furnace or A/C tune-up with measured readings and a written System Health Report. It costs $110 for one system or $180 for both a furnace and A/C. We send the report the same day, including equipment condition, photos and any recommended work with one estimated total.

For buyers

Get a closer look at the heating and cooling equipment before purchasing a home. We document its condition, measured performance and any work that needs attention.

For sellers

Have the furnace and A/C inspected before listing your home. Receive a written report showing what was checked, the equipment’s condition and any recommended work.

For agents

Arrange an inspection for your buyer or seller and receive a report you can share with the people involved in the transaction. We document the readings, equipment condition and recommended work in one place.

What we check

The readings in the report

Our inspection includes tune-up work, equipment testing and measured readings. We document the following items as applicable to the equipment being inspected.

Furnace

  • Gas manifold pressure
  • Inducer fan amperage
  • Ignitor resistance
  • Flame sensor cleaning and testing
  • Flame operation
  • Secondary heat exchanger condition
  • Air leakage from the furnace cabinet
  • Signs of heat stress in the heat exchanger

A/C

  • Indoor coil condition
  • Outdoor unit voltage
  • Compressor readings
  • Condenser fan readings
  • Capacitor readings
  • Condenser cleanliness
  • Refrigerant readings when the charge needs checking

When outdoor temperatures are too low for safe A/C operation, the report identifies which readings were completed and which could not be taken.

Airflow and electrical

  • Temperature split
  • Supply-side and return-side external static pressure
  • Airflow measurements in CFM
  • Filter condition
  • Blower motor amperage and shaft play
  • Thermostat operation

Safety and drainage

  • Carbon monoxide safety test on furnaces
  • Condensate drain and pump
  • Equipment slope
  • Water leaks
Pricing

$110 for a furnace or A/C, $180 for both

Both options include the tune-up work, measured readings and a written System Health Report.

FAQ

Pre-purchase HVAC inspection questions

How much does a pre-purchase HVAC inspection cost?

A furnace or A/C inspection costs $110. Inspecting both costs $180. Each inspection includes our standard tune-up work, measured readings and a written System Health Report sent the same day.

Do I need an HVAC inspection before buying a house in Utah?

It’s optional, and it shows the furnace and A/C condition before you close: measured readings, equipment condition and any recommended work, with one estimated total. Book it during your due-diligence period; the report comes the same day.

How long does a pre-purchase HVAC inspection take?

The time depends on the equipment and whether we’re inspecting the furnace, A/C or both. We complete the standard tune-up work, take operating measurements and document the equipment’s condition during the visit.

When should I book an HVAC inspection when buying or selling a home?

Buyers can schedule an inspection before closing. Sellers can schedule one before listing their home. Real estate agents can also arrange the visit for either party. The report is sent the same day.

Who receives the inspection report, and can it be shared?

Whoever books the inspection receives the written System Health Report, whether that’s the buyer, seller or real estate agent. They can share it with the other people involved in the transaction.

How is this different from a general home inspector’s HVAC check?

Our visit focuses on the heating and cooling equipment. We perform tune-up work, measure airflow and operating performance, test furnace components, check A/C components and document the results in a written System Health Report. It goes alongside a home inspection, not in place of one.

What happens if the HVAC system needs repairs?

We list the recommended work in the System Health Report with one estimated total, rather than individual prices for each item. We repair existing HVAC systems but do not sell or install new furnaces or A/Cs. If replacement is needed, we state that in the report.

What if the furnace or A/C is old?

We inspect the system’s current condition and operation, regardless of age. The report documents the measured readings, equipment condition and any recommended work. If the equipment needs replacement, we say so plainly rather than recommending repairs that won’t address the problem.
